When you are preparing to sell your home, there is always a list of things that can to be done to make your home more appealing to prospective buyers.  If you don’t have a lot of money to put towards repairs, there are some other inexpensive things that you can do to make your home more marketable.

1.  Get that Home so Fresh and so Clean Clean:

One of the first things you’ll want to do is do some good old fashioned Spring Cleaning.  As you know bathrooms are a major selling point.  Dirty bathrooms that have soap scum can scare away prospective buyers.  Here are some helpful tips that will help your bathroom sparkle.

Clean walls with:  Spray Bottle, 1 part Water, 1 part Bleach

Scrub shower glass with:  Spray Bottle, 1 part Muriatic Acid, 10 parts Water, Steel Wool Pad for Scrubbing, Wipe down afterwards

tip:  edit/hide personal toiletries by using a shower caddy (with a handle) that you can place under a sink during showings.

2.  A Little Depersonalization is Good.

When prospective buyers preview a home, they want to picture themselves living there.  That is hard to do when there are large collections of family photos on display.

Tip:  Pre-pack photos, knick knack collections, mementos, etc.

3.  Appeal to Both Sexes.

Go through your home and remove items that are too gender-specific.  For example if there’s a bedroom that is painted bright pink, you may want to paint it with a neutral color that will appeal to the masses.

4.  Not Everyone is an Animal Lover.

Remove pet beds, bowls, and pets (if possible) during showings.  Cat boxes should never be visible, this is a major buyer turnoff.  Due to allergies, pets can cause issues for potential buyers.

5.  Appeal to the Senses!

What is the strongest sense that can affect a buyer?  Yup, you guessed it SMELL!!  Make sure that your home smells fresh and inviting.  Here are some tips:

a.  place cut hydrangeas, roses, daffodils in small vases throughout the home.
b.  have your carpets/rugs and upholstery cleaned professionally.
c.  no dirty dishes in sink or dishwasher, those can cause odors.
d.  make sure trashcans are emptied.
e.  clean your disposal with vinegar and freshen it with some lemon peel.
f.   use aromatherapy scents like lemon, green tea, cedar, pine, basil, vanilla.

Calling all breakfast lovers!!  If you haven’t been to the Henhouse Cafe (located at the corner of Guadalupe and Higley) you are truly missing out.

We recently discovered this wonderful restaurant.  We felt right at home with the friendly atmosphere and shabby chic decor.  We are firm believers in supporting local small businesses, so we were delighted to learn that the Henhouse Cafe is owned by 2 Gilbert residents.  During our visit, one of the owners came by our table to ask us what we thought of the meal.  She was so sweet and full of personality.

Their food is purchased locally from farm to table, they even make their own sausage in house.  Their high quality comfort food will delight your taste buds.  We had the Country Style Biscuits and Gravy and the Carnitas Burrito, and both menu items were absolutely scrumptious!  The homemade sausage and homemade green chile sauce is so delicious!!  We don’t think you can go wrong with anything on the Henhouse Cafe menu.

Next time you go out for breakfast, you should definitely check the Henhouse Cafe out.  It’s a great spot for families to start their weekend off right . . . with a full and happy belly!

This is a personal favorite of ours.  Our family is pretty competitive (it’s a healthy competitive, really . . . I promise) so we LOVE family game night!  Not only is this fun, it helps strengthen the family bond!  Every once in awhile we (adults) need to be reminded to have fun and act silly!  Here’s a list of some fun games that you can add to your list for the next family game night.

Get out your Paper and Pencil:

Charades:
Everyone writes down an idea on a piece of paper.  Each player has to draw a paper to see what they have to act out.

Pictionary:
Have a pad of paper on an easel or a dry erase board.  Everyone writes down an idea on a pice of paper.  Each player has to draw a paper to see what they have to draw.

Random Facts:
Everyone writes down a random fact about themselves.  The facts are read aloud and each player has to write down (on their own sheet of paper) who they think that fact belongs to.  The person with the most correct guesses wins.

Tag-Team Drawings:
Each player has their own marker and sheet of paper.  Players have 30 seconds to begin a drawing.  When time is up, everyone moves clockwise to the next paper.  Then they turn their “new” paper a quarter.  They then have 30 seconds to continue the drawing.  Continue to do this until every player has contributed to each drawing.

 

For the Gamers in Your Family:

Battle Royale:
Have 2 players compete in a video game.  Ex.  Super Mario Kart.  Winners from each challenge go on to compete with each other until there’s an ultimate winner!
